About the Complex
Villas in Schuchmann Wine Village is an intimate settlement of 25 villas, located in the heart of the Kakheti wine region, in the village of Kisiskhevi. The project combines suburban comfort with the philosophy of wine culture: each villa is integrated into the vineyard landscape, and residents enjoy privileged access to a private wine club and the entire wine estate's infrastructure. Construction was completed in 2019, and all properties are fully ready for occupancy. Two-storey homes with an area of 208 m² and 3.2-meter ceilings are delivered with turnkey finishes, allowing you to immediately enjoy life among the vineyard terraces.
Advantages
The main advantage of the complex is an authentic immersion into Georgia's wine culture. Residents have access to a private wine club, their own cellar, tasting areas, and a wine SPA. The architecture of the villas draws on building traditions from the 18th–19th centuries using local Georgian materials, giving the buildings an authentic appearance and excellent thermal insulation. The territory is under 24-hour security with concierge service. On-site amenities include an outdoor and indoor pool, garden, Georgian cuisine restaurant, wine bar, and boutique. The proximity to the Kakheti mountains and clean air complete the picture of an ideal country home.
Location
The complex is located in the village of Kisiskhevi, in Kakheti — the main wine-growing region of eastern Georgia. This part of the Alazani Valley is renowned for its mild climate, fertile soils, and centuries-old traditions of viticulture. Tbilisi is about an hour and a half away by car — a convenient distance for weekend trips. The village is surrounded by picturesque hills and vineyards, creating a sense of complete seclusion without being cut off from civilisation. Mountain rivers flow nearby, and the terraces offer panoramic views of the valley and the Gombori Range.
Surroundings
Kisiskhevi is located in close proximity to Kakheti's iconic landmarks. Within a half-hour drive are the ancient Alaverdi and Ikalto monasteries, the fortress city of Sighnaghi, and the famous wine tunnel in Kvareli. The complex's grounds are lush with greenery: grapevines, an orchard, and well-kept lawns. Nearby farms offer fresh local produce — cheeses, herbs, seasonal vegetables and fruits. The unhurried rural lifestyle here blends with gastronomic delights: local maranis (wine cellars) are open for tastings year-round.
Transport
The primary way to reach the complex is by car. From Tbilisi, the route goes via the Gombori Pass or along the Sagarejo road; both routes are scenic and take roughly one and a half to two hours. Kakheti's internal road network has been significantly upgraded in recent years, with main roads paved and well-maintained. Surface parking is available on the complex grounds for residents and guests. Public transport in the form of minibuses connects Kisiskhevi with Telavi and Tbilisi, but a personal car is recommended for everyday convenience.
Complex Features
Each villa is designed as a self-contained two-storey home with an area of 208 m² and a ceiling height of 3.2 meters. The buildings are constructed using traditional Georgian materials and techniques characteristic of 18th–19th century manor architecture, ensuring coolness in summer and heat retention in winter. The finishes are delivered turnkey — residents do not need to spend time on renovations. Surface parking is within walking distance of each home. Round-the-clock security and concierge service guarantee safety and handling of household matters.
Landscaping
The Wine Village grounds are laid out so that the vineyards become a natural extension of the living space. Vines line the walking paths, and flower beds and fruit trees are planted between the houses. The central landscape feature is a garden that transitions into a leisure area with an outdoor and indoor pool. For recreation, there is a mini-golf course and a play area. Evening lighting highlights the terrain and creates an intimate atmosphere. The landscaping is kept in a natural palette that harmonises with the surrounding mountain scenery.
Sales
All 25 villas in Schuchmann Wine Village are fully built and were put into operation in the first quarter of 2019. The properties are ready-to-move-in and available for purchase. The minimum price for a villa is $353,600. The homes are delivered with finished finishes, allowing move-in immediately after closing. The complex does not include apartments — only individual villas. Current information on available lots and booking conditions can be obtained from the developer's representatives.
Developer
The project was implemented by Schuchmann, a Georgian developer specialising in residential and hospitality properties in the country's wine regions. The developer's activities are closely tied to winemaking culture: in addition to construction, the company runs its own winery and restaurant projects. Schuchmann focuses on authentic architecture, respect for the landscape, and high service standards. The company's experience in the upscale countryside real estate segment is confirmed by the successful launch and operation of Wine Village in Kisiskhevi.
