About the Complex
Mziani Valley is a new residential complex being built in the heart of the mountain resort of Bakuriani. The project unites seven residential blocks of varying height (4–5 floors), built using monolithic frame technology. The architectural appearance of the complex is harmoniously integrated into the surrounding landscape: panoramic views of the mountain ranges and coniferous forests open from most apartments. Mziani Valley is conceived as year-round housing: in winter — proximity to ski slopes, in summer — coolness and clean air at an altitude of about 1,700 meters. The complex offers a comfortable country living format with a full set of urban amenities.
Advantages
The key advantage of Mziani Valley is its unique location on the territory of Georgia's leading mountain-climatic resort. Among the project's strong points: its own developed infrastructure, including a swimming pool, spa area, sauna, restaurant and cafe; a round-the-clock security system with video surveillance, security and reception; underground parking that keeps the courtyard free of cars; a landscaped adjacent area with children's and sports playgrounds. Monolithic frame construction technology guarantees seismic resistance and durability of the structures. Special mention deserves the area's ecology: pine forests, absence of industrial enterprises and oxygen-rich mountain air.
Location
The residential complex Mziani Valley is located at: 14 Koba Tsakadze Street, the resort town of Bakuriani. The town is situated in the Borjomi municipality, on the northern slope of the Trialeti Range, at an altitude of about 1,700 meters above sea level. This is one of the oldest and most famous mountain resorts in Georgia, popular among both locals and foreign guests. The distance to Borjomi is about 30 kilometers, to Tbilisi — approximately 180 kilometers. Thanks to its high-altitude location, Bakuriani enjoys mild summers without exhausting heat and stable snow cover in winter, making the complex attractive for year-round living and recreation.
Surroundings
Bakuriani is surrounded by dense coniferous and mixed forests; the slopes of the Trialeti Range provide natural protection from the winds. In close proximity to the complex are ski slopes of varying difficulty levels, including the famous Kokhta slope, as well as cross-country ski trails and a snowboard park. In the warm season, the surroundings offer hiking and cycling routes along forest trails, horse riding, and mushroom and berry picking. Nearby is the Borjomi-Kharagauli National Park — one of the largest in Europe. Within a half-hour drive are the famous resort of Borjomi with its mineral springs and park, as well as the historic cave city of Vardzia.
Transport
Transport links between Bakuriani and major cities of Georgia are provided by the road connecting the resort with Borjomi and then to the Tbilisi — Batumi highway. The road is paved and maintained in good condition all year round; in winter, regular snow clearance is carried out. Minibuses run from Borjomi to Bakuriani, with a travel time of about 40 minutes. During the winter season, the famous narrow-gauge train "Borjomi — Bakuriani" also runs along a scenic route through the gorge. The nearest international airport is in Tbilisi, the drive taking about two and a half hours. Within the town, the main infrastructure facilities are within walking distance.
Features of the Residential Complex
Mziani Valley comprises seven residential blocks designed with consideration for the mountainous terrain and seismic requirements of the region. Construction is carried out using monolithic frame technology, ensuring high strength and stability of structures. The number of floors in the blocks ranges from 4 to 5, which avoids the effect of dense high-rise development and preserves an intimate, almost resort-like atmosphere. The complex is equipped with underground parking, preventing the accumulation of cars in the courtyard. Resident safety is ensured by a three-level system: round-the-clock video surveillance, physical security, and a reception at the entrance. The own infrastructure includes everything necessary for comfortable living without needing to leave the complex's territory.
Landscaping
The adjacent territory of Mziani Valley is designed as a full-fledged recreational space. The central element of the landscaping is a courtyard with landscape gardening adapted to the mountain climate: coniferous shrubs and perennial alpine plants resistant to temperature fluctuations have been planted. For families with children, a playground with a safe surface has been equipped; for active lifestyle enthusiasts, a sports area with outdoor exercise equipment. A special place is occupied by the swimming pool with an adjacent spa area and sauna, allowing residents to relax and recover after ski descents or hiking trips. The courtyard is free of cars thanks to underground parking, making it quiet and safe for walks.
Sales
Apartments in the residential complex Mziani Valley are sold during the construction stage. As of the current moment, lots in several blocks of the complex are available for sale. The starting price of an apartment in the second block starts from 50,240 US dollars, in the third — from 50,720 dollars. Four of the seven blocks — the first, fourth, fifth and seventh — do not yet have published prices; information on them is being clarified with the developer. All buildings under construction are in an active construction phase. Potential buyers are advised to check the current availability of apartments and purchase terms directly with the developer's sales department, as prices and property status may change as construction progresses.
