About the Complex
Elysium is a premium-class club house, already commissioned and fully ready for occupancy. It is located in Tbilisi, on the Elia hill — an area with high investment potential and steady growth in property prices. The project features just 14 apartments ranging from 138 to 191 m². The four-storey building with two entrances is designed so that each floor has only two apartments, giving residents maximum privacy and tranquillity. Every unit offers a view and a spacious terrace overlooking the panoramic historic centre of Tbilisi: Sameba Cathedral, Vera, Vake and Sololaki districts, Mtatsminda hills, Narikala Fortress and the evening lights of the old town. Apartments are handed over with floor screeding completed, water, gas, heating and sewerage routed, and connection points prepared. There are no internal partition walls, giving owners the freedom to create their own layout and choose an interior style. A technical support service is on hand to handle minor repairs, bulb replacements and household tasks, as well as helping to arrange contractors for more complex work.
Advantages
Elysium combines the intimacy of a club house with premium-level amenities. The key advantage is exceptional privacy: only 14 residences in the building, two per floor. Each apartment offers panoramic city views and its own terrace access. The architecture blends contemporary solutions with traditional Georgian motifs, and construction quality is confirmed by control at every stage using proven materials. The roof features a usable area with a 360-degree circular panorama, landscaping, seating areas, barbecue, sports corner and jacuzzi — all available to residents and their guests. Engineering autonomy is ensured by a 70-tonne water reservoir and a backup power generator, so city outages do not disrupt the building's systems. Premium KONE lifts, ceiling heights of 3.2 metres, panoramic glazing and open-plan layouts complete the picture of elite housing.
Location
The club house is located at 33 Abuli Street in Tbilisi, on the green Elia hill. This is an elevated part of the Georgian capital with clean air and a peaceful atmosphere, while key city locations are just minutes away. The area boasts high investment appeal and a steady increase in residential property values. It offers one of the best views of Tbilisi: the historic centre, iconic architectural landmarks and mountain ranges — all laid out before you. Proximity to the city centre combined with distance from its noise creates a balance rarely found in capital-city developments. The building's territory is gated and guarded, further enhancing the sense of seclusion and security.
Surroundings
Elia and the surrounding areas are included in a large-scale urban development programme for Tbilisi. In close proximity to the complex, a new government quarter is planned: it will house the Tbilisi City Hall and concentrate key state agencies and administrative structures of the country. This neighbourhood turns the area into a future business and administrative centre, which directly affects the liquidity and value of local property. At the same time, the Elia hill itself retains its green landscape and quiet residential environment. Shops, cafés, restaurants and all the necessary capital-level infrastructure are within walking distance or a short drive. Proximity to the historic districts of Vera, Vake and Sololaki adds prestige and cultural richness to the location.
Transport
The transport accessibility of the Elia district allows quick access to any part of Tbilisi. The main city thoroughfares are just minutes away by car, providing convenient routes to the centre, as well as to the airport and exit highways. Public transport runs regularly, with stops near the house. Car owners have access to underground parking for 21 cars, with one space provided free to each apartment buyer; additional spaces can be purchased separately. The gated territory and security make the parking safe. Thanks to its hillside location, residents are not bothered by the traffic noise typical of central areas, while maintaining excellent connectivity with the city.
Features of the Complex
Elysium is built using monolithic-frame technology, ensuring high load-bearing capacity and structural durability. The building has four floors, two entrances, and on each floor of each entrance there are only two apartments. The ceiling height is 3.2 metres, which together with panoramic windows fills the rooms with light and air, creating a sense of spaciousness. Open-plan layouts with no internal partitions allow each owner to shape the space to their own needs. The building's engineering includes an autonomous 70-tonne water reservoir and a backup power generator — systems continue to operate even during city network outages. Premium KONE lifts are installed. Utilities — gas, water supply, electricity, sewerage and heating — are connected and routed throughout the apartments.
Landscaping
The complex's adjoining territory is gated and under round-the-clock security, ensuring residents' peace of mind and privacy. The courtyard is landscaped and planted with greenery. The main attraction is the usable roof with a 360-degree panoramic view: it features landscape planting, lounge areas, a barbecue area, a sports zone and a jacuzzi. This is a shared space for residents and their guests, where you can spend an evening with friends or simply enjoy the sunset over the city. The building's grounds are designed to minimise external noise and create a secluded atmosphere. The clean air of Elia hill, abundant greenery and the site's views create the feel of a countryside residence within the capital.
Sales
All 14 Elysium apartments are available for purchase. The building was commissioned in 2025 and is ready for immediate occupancy. The developer offers an interest-free instalment plan for up to one year, as well as mortgage financing through partner banks — Solo Bank and Basis Bank. Each buyer receives one underground parking space as a gift, with additional spaces available for purchase if desired. Apartments are sold with open-plan layouts and connected utilities: floor screeding completed, water, gas, heating and sewerage routed. The buyer has the opportunity to design the interior and position partitions according to their own preferences. Against the backdrop of the planned government quarter construction nearby, property with a view in an already completed club house becomes a scarce offering with high potential for value growth.
Developer
The project developer is Elia Construction. The company specialises in building premium-level residential properties in Tbilisi, focusing on architectural quality, structural reliability and thoughtful engineering solutions. In Elysium, this is reflected in the monolithic-frame construction technology, the use of premium KONE lifts, and equipping the building with an autonomous water reservoir and power generator. The company controls every stage of work — from design to finishing. Clients are offered an interest-free instalment plan for up to one year, as well as assistance with mortgage arrangements. After construction is complete, a technical support service continues to operate in the building for residents, demonstrating the developer's responsible approach even after handover.
