The surroundings of Magnetic Beach Resort form the classic coastal landscape of Batumi: on one side, the vast expanse of the Black Sea; on the other, picturesque mountain foothills creating a striking relief. A promenade stretches along the coast, ideal for leisurely evening strolls and morning jogs. The area along Agmashenebeli Avenue is being actively developed with modern residential and hotel projects, creating a full-fledged environment for comfortable living: shops, pharmacies, and coffee shops are opening. At the same time, the immediate proximity to the beach and the complex's own landscaped grounds spares residents the need to seek out public leisure spots — everything necessary is within walking distance, literally just outside the block.
Transport
The transport accessibility of the complex is ensured by the coastal highway running past Magnetic Beach Resort and connecting it to central Batumi. The drive to the city takes about forty to forty-five minutes, allowing easy access to all urban infrastructure — from shopping centres to administrative buildings. For travel around the country, the "Choloki" railway station, located five kilometres from the residential complex, is convenient. From here you can reach both Tbilisi and other cities in Georgia. The coastal highway itself connects Batumi with Kobuleti and other resort towns along the Adjarian coast, opening up opportunities for road trips around the region.
Complex Features
The five blocks of Magnetic Beach Resort & Spa range from nine to eleven storeys and are built using monolithic frame technology with modern engineering solutions. The foundation of each building is a monolithic slab, and reinforced concrete is used for the frame, giving the structure high resistance to seismic loads. The facades are insulated with eco-friendly and durable thermal insulation material, allowing the walls to retain heat effectively and dampen external noise. The engineering equipment includes advanced technological systems and an automatic fire suppression system. Each block has five silent lifts: four passenger and one freight. The ground floor features stained-glass glazing, and the lobbies and common areas are finished according to a design project.
Landscaping
The grounds of Magnetic Beach Resort are designed so that residents can fully relax without leaving the complex. The main gem is the private beach with black magnetic sand, equipped with comfortable sun loungers. The adjacent area is being landscaped: mature trees and ornamental shrubs are planted, and well-maintained lawns are laid out. Pedestrian paths and vehicle access roads run between the blocks. A children's play area is provided, and for guests there is a surface parking lot. Residents can leave their cars in the underground parking. The infrastructure is oriented toward the premium resort format: residents have access to a spa complex, swimming pool, several dining establishments, a lobby bar, a wine cellar, and a sky bar offering panoramic views of the sea and surrounding mountains.
Sales
Currently, all five blocks of the complex — A, B, C, D, and E — are at completion stage and available for purchase. Blocks A, B, and C were handed over for operation at the end of 2025; blocks D and E are also in the category of completed housing. In total, the project offers 129 apartments with areas ranging from 34.2 to 61.8 square metres. The minimum price starts at $135,200 in block A and reaches $170,800 in block D. All apartments come with turnkey finishes — residents only need to arrange furniture and start living. Ceiling heights range from 2.95 to 3.25 metres, giving even compact studios a sense of spaciousness and airiness.
Developer
The Magnetic Beach Resort project is being implemented by two developers, each handling sales in their respective part of the complex. The international partner FICG manages the sale of apartments in blocks D and E, while the Georgian developer Citron is responsible for blocks A, B, and C. This collaboration has made it possible to combine international experience in managing large real estate projects with deep knowledge of the local market and construction standards. Both companies have already completed the construction of their blocks, and apartments in them are available for purchase with immediate occupancy.
