m3 Saburtalo

m3 Saburtalo is a large-scale residential quarter project developed by m2 on a 11.5-hectare site. Within the plot, 12 buildings of varying heights are being constructed, forming a unified architectural space with a thoughtfully designed internal infrastructure. The complex is designed to provide a new level of urban comfort in the central district of the capital.

The m3 Saburtalo project is being built in stages, in several phases. The buildings differ in height — from 9 to 29 floors — but are united by a common architectural concept and constructed using monolithic frame technology. In developing the quarter, the developer adhered to current safety and comfort standards. The territory includes: a 4-hectare recreation space, a kindergarten for 150 children, a school for 600 students, a fitness center and swimming pool, sports and bike path zones, commercial premises, dining establishments, underground parking, and children's playgrounds. Round-the-clock video surveillance and security ensure safety, while an in-house maintenance service is responsible for cleanliness, order, and landscaping care.

The quarter's territory is designed to create a comfortable environment for living and recreation. Of the 11.5-hectare total site, 4 hectares are allocated to recreational greenery: car-free green courtyards, walking alleys, and bicycle paths. Playgrounds are equipped for families with children, and outdoor sports zones are available for adults. Privacy and coziness are supported by the enclosed format of the territory and ongoing maintenance by the management company. The landscape design takes into account the proximity of the Kura River embankment, linking the inner green spaces with the river scenery.
