About the Complex
m3 Saburtalo is a large-scale residential quarter project developed by m2 on a 11.5-hectare site. Within the plot, 12 buildings of varying heights are being constructed, forming a unified architectural space with a thoughtfully designed internal infrastructure. The complex is designed to provide a new level of urban comfort in the central district of the capital.
Advantages
The key advantage of m3 Saburtalo is the "city within a city" format, where everything you need is located inside the quarter: its own kindergarten and school, fitness club with a pool, sports and play areas, bike paths, and commercial infrastructure. The enclosed territory is free of cars thanks to underground parking. The homes are delivered with full fine finishing and a central heating system, allowing residents to move in immediately upon receiving the keys. The location along the Kura River embankment adds scenic advantages and provides quick access to the city's main thoroughfares.
Location
The future quarter is situated in the central zone of Tbilisi, within the boundaries of Marshal Gelovani Avenue and Akaki Bakradze Street, with access to the Kura River embankment. This position allows residents to enjoy all of the city's infrastructure while simultaneously providing convenient access to the capital's main transport hubs, including Robakidze Avenue and the Didube Bridge.
Surroundings
The development area is rich in social and commercial facilities within walking distance. There are educational institutions, including School No. 169, as well as a Nikora grocery store, Meni Dent dental clinic, and the Brikorama multi-functional shopping center. Other amenities include an Orthodox church, a post office branch, Clinic Medi medical center, and a Liberty Bank office.
Transport
Buses on three routes — Nos. 14, 24, and 54 — run along Marshal Gelovani Avenue. Within one kilometer, but on the opposite side of the Kura River, is the Didube metro station, along with the adjacent bus station and railway platform. Owners of private vehicles can quickly reach Robakidze Avenue, cross the river via the Didube Bridge, and access the other side of the city.
Features of the Residential Complex
The m3 Saburtalo project is being built in stages, in several phases. The buildings differ in height — from 9 to 29 floors — but are united by a common architectural concept and constructed using monolithic frame technology. In developing the quarter, the developer adhered to current safety and comfort standards. The territory includes: a 4-hectare recreation space, a kindergarten for 150 children, a school for 600 students, a fitness center and swimming pool, sports and bike path zones, commercial premises, dining establishments, underground parking, and children's playgrounds. Round-the-clock video surveillance and security ensure safety, while an in-house maintenance service is responsible for cleanliness, order, and landscaping care.
Landscaping
The quarter's territory is designed to create a comfortable environment for living and recreation. Of the 11.5-hectare total site, 4 hectares are allocated to recreational greenery: car-free green courtyards, walking alleys, and bicycle paths. Playgrounds are equipped for families with children, and outdoor sports zones are available for adults. Privacy and coziness are supported by the enclosed format of the territory and ongoing maintenance by the management company. The landscape design takes into account the proximity of the Kura River embankment, linking the inner green spaces with the river scenery.
Sales
Within the first phases of the project, buyers have access to various layout formats: from compact studios of around 33 m² to full two-bedroom apartments with a spacious kitchen-living room, separate bedrooms, and a generous loggia. Homes are delivered with completed finishing: the kitchen set includes a hob and extractor hood, the bathroom is fully equipped, and a heating system with a gas boiler and radiators is installed. Property can be purchased through full payment, interest-free installments, or mortgage lending — details are discussed directly with the developer's sales office.
