Mega Gldani

Mega Gldani is a residential complex of four buildings in the northern part of Tbilisi, designed with the participation of Italian specialists from Structurama. The buildings feature restrained architecture, and inside there is a wide selection of layouts — from compact studios to spacious family apartments and two-level duplexes. The project is oriented towards a measured urban life: nearby there are schools, kindergartens, and all necessary everyday infrastructure. Construction is carried out with an emphasis on energy efficiency, fire safety, and durability of materials.

Among the key advantages of Mega Gldani are the well-thought-out building construction with three-layer thermal insulation of the facades and two-layer sound insulation of inter-apartment walls, ensuring a comfortable microclimate at any time of year. Underground and guest parking solves the car issue, and the landscaped inner courtyard with play and sports areas makes the complex convenient for families with children. Nearby is the Akhmeteli Theatre metro station just a few minutes' walk away, large shopping centers, and stores. Apartments are handed over in a "green frame" condition with individual gas heating, allowing each owner to implement their own design project.

The transport accessibility of the area is one of its notable advantages. The Akhmeteli Theatre metro station is just a few minutes' walk from the complex. Surface transit is provided by bus routes No. 23, No. 24, No. 33, and No. 108 running along Kerch Street. The Gldani bus station is just over a kilometer away — convenient for intercity trips. Tbilisi Passenger railway station is located 8 kilometers away. Thus, residents of the complex can easily reach both the city center and other districts of the city.

In the construction of Mega Gldani, advanced building techniques are used that enhance the operational qualities and energy efficiency of the buildings. The facade walls are made of monolithic reinforced concrete panels with a textured surface; after completion of construction, they are coated with a protective compound that, according to calculations, preserves the appearance of the buildings for a century. The exterior walls have three-layer insulation, and the inter-apartment partitions have two-layer insulation, which also serves as noise suppression. Each entrance has two elevators. The complex is connected to all central utilities. Special attention is paid to fire protection: special staircases, smoke-retaining doors, and emergency power supply for elevators are provided. Residents have access to a spacious underground parking lot, and the adjacent territory features recreation areas, children's playgrounds, sports facilities, and bicycle paths.

The adjacent territory of Mega Gldani is designed as a full-fledged space for relaxation and leisure. The inner courtyard will feature children's playgrounds with modern equipment, quiet relaxation areas with benches and greenery, as well as a sports ground suitable for residents of all ages. Mega Gldani offers apartments with one, two, and three bedrooms, as well as two-level duplexes with their own courtyards. The minimum area of available housing starts from 37 m². All premises are handed over to buyers in a "green frame" condition — with plastered walls, interior partitions, floor screed, and utility risers connected in the bathroom. Electrical wiring is brought into the apartment. Heating in each room is individual gas: the boiler is installed on the balcony and connected to the system in advance. This format allows new residents to immediately proceed with finishing work according to their own taste.

The project is being implemented by the construction company MEGA CONSTRUCTION, which is part of the MEGA HOLDING group. The same holding includes MEGA PRODUCTION — the country's leading manufacturer of reinforced concrete structures and related building materials. Relying on its own production allows the developer to control the quality of materials at all stages of the complex's construction. The previous phases — blocks A and B — have already been commissioned and fully sold out, which indicates the demand for the project among buyers. The remaining buildings C and D are under construction with planned completion in 2026.
