About the Complex
Mziuri Gardens is a modern residential complex on the Batumi coast, built on the site of a former sanatorium in the resort area of Makhinjauri. The project occupies a plot of 15,000 square metres and includes three eleven-storey sections, two of which are dedicated to private apartments, while a hotel is housed in the third. The architecture of the buildings is designed with the local climate in mind: energy efficiency, high-quality sound insulation, and the use of fire-resistant materials in the decoration of public areas are ensured. The complex features 560 apartments, delivered with full renovation.
Advantages
The key advantage of Mziuri Gardens is the unique combination of proximity to the sea and developed internal infrastructure. Just 50 metres from the buildings lies a private landscaped beach, accessible to residents via a special bridge with an elevator. The grounds preserve a long-standing pine grove, creating a special microclimate. Amenities for owners include an outdoor and indoor pool, a spa with a fitness centre, five restaurants offering diverse cuisines, game rooms, conference halls, and a parking area with a car wash. Round-the-clock security and a video surveillance system ensure safe living.
Location
The complex is built on a 15,000 square metre plot in Makhinjauri, a quiet resort suburb of Batumi. The site is located along Tamar Mepe Avenue and occupies the former grounds of a sanatorium. The coastline is just a few dozen metres away. Most apartments offer panoramic views of the coast and Batumi itself, the centre of which is no more than six kilometres away. This location allows combining the seclusion of a resort area with access to all the amenities of a major Black Sea city.
Surroundings
Makhinjauri is a compact resort area with infrastructure geared towards peaceful relaxation. Near Mziuri Gardens there are many cafés and restaurants, a grocery supermarket, several pharmacies, and bank branches. Approximately two kilometres from the complex lies the vast park area of the Batumi Botanical Garden — one of the largest in the region and the most visited natural attraction in the city's vicinity. This is an ideal place for leisurely walks among exotic plants and relict trees.
Transport
The road network of Makhinjauri provides convenient connections to Batumi. You can reach the city centre by private car or public transport — routes No. 10 and 10a, which link the area with the railway station, bus station, and airport. In addition, a dedicated electric bus route is provided for Mziuri Gardens residents, running towards Batumi on a regular schedule. This approach makes travel both eco-friendly and predictable.
Complex Features
The three eleven-storey sections of the complex are designed with an emphasis on energy efficiency and adaptation to the humid subtropical climate. The interior decoration of public areas is made from materials with enhanced fire resistance. The infrastructure is impressive: an outdoor and indoor pool, a spa complex and fitness centre, five restaurants offering cuisines from different countries, and conference halls for business meetings. Game rooms for children and adults are provided, along with a two-level parking for 500 cars with a car wash. Security is ensured by round-the-clock guards, video surveillance, and a fire safety system that meets current standards.
Landscaping
A significant part of Mziuri Gardens' interior space is occupied by a recreation area, the centrepiece of which is a long-standing pine grove preserved during construction. The landscape is complemented by rare subtropical plant species typical of Adjara. The landscaped courtyard includes quiet relaxation zones, children's playgrounds, and areas for active leisure. A special bridge with an elevator connects the complex grounds to the private beach, making the path to the sea not only short but also aesthetically pleasing. Landscape lighting accentuates the architectural appearance of the buildings at night.
Property Sales
The offering is primarily studios from 43 square metres with well-thought-out layouts and balconies. Apartments are handed over to buyers in a so-called green frame condition, which includes plastered walls, floor screed, erected interior partitions, and all necessary utilities connected. An investment purchase format is available: the owner can earn income from subsequent rental of the property. The developer's specialists are ready to take over full property management, relieving the owner of operational concerns.
Developer
The project was conceived and implemented by the British company MRMU (Mziuri Resort Ltd), for which Mziuri Gardens became its debut project in Adjara. The developer specializes in creating residential complexes with rich internal infrastructure and high construction quality standards. Construction of the three buildings began in early 2019 and was completed in the second quarter of 2024. Detailed information about the company's activities, current apartment purchase conditions, and full project documentation are available on the official website or from sales department specialists.
