About the Complex
Tsavkisi Hills is a gated cottage community located in the vicinity of Tbilisi, on the heights of the Tsavkisi settlement (Tabakhmela district). The project comprises an ensemble of 43 individual villas with varying heights — 2 or 3 levels — each designed for panoramic views and privacy. The architectural concept is based on a blend of contemporary minimalism with the natural landscape: terraces, panoramic glazing and natural finishing materials. The territory is guarded and access is controlled around the clock. The complex is targeted at connoisseurs of a suburban lifestyle in close proximity to the capital.
Advantages
The main asset of Tsavkisi Hills is its hillside location, providing views of Tbilisi and the surrounding mountain terrain from virtually every villa. The gated territory with video surveillance guarantees living safety. The low-rise format (2–3 floors) eliminates any sense of overcrowding. The own infrastructure includes a swimming pool, gym, children's playground and restaurant — all within walking distance. The engineering fit-out is complete: gas, water supply, electricity and central sewerage. Surface parking is organized within the plot boundaries. Finally, the location in Tsavkisi allows combining the quiet of the suburbs with quick access to the center of Tbilisi.
Location
The settlement is built in the village of Tsavkisi, administratively belonging to the Tabakhmela district, on the southwestern periphery of Tbilisi. The site coordinates are 41.679° north latitude, 44.751° east longitude. The terrain here is hilly, with elevation changes that open up a panorama of the Kura River valley and the city skyline. The nearest landmarks are Mount Mtatsminda and the dacha belt along the Tabakhmela direction. The distance to the historic center of the capital is approximately 10–12 km. The area is traditionally considered prestigious for suburban living thanks to its clean air, abundant greenery and low-density development.
Surroundings
Tsavkisi and Tabakhmela are a green suburban zone where private homes, villas and small agricultural plots coexist. Within a radius of several kilometers — mixed forest, springs and walking trails. Commercial infrastructure is represented by local grocery shops and family-run cafés. Larger supermarkets, medical facilities and schools are located in the Tbilisi districts of Vake and Saburtalo, reachable within 15–20 minutes by car. There are no industrial enterprises in the vicinity, which has a positive effect on the ecological situation.
Transport
The main access to the complex is by car. From Tsavkisi to the center of Tbilisi an asphalt road runs through Tabakhmela and Vake, with a travel time of 20–30 minutes depending on traffic. Access to the main city arteries — Tamarashvili Street and Chavchavadze Avenue — is via the Tabakhmela highway. Public transport consists of minibuses running to the Delisi metro station. Tbilisi International Airport is about 30–35 km away. The complex provides surface parking for residents and guests, making the use of a personal vehicle as convenient as possible.
Residential Complex Features
The architectural ensemble of Tsavkisi Hills comprises 43 villas with heights of 2 or 3 floors. Each house is designed as an independent residence with its own entrance and adjoining plot. Layout solutions vary depending on the villa modification, but the overall concept is uniform: spacious living rooms opening onto a terrace, panoramic facade glazing, high sound insulation. Utilities are centralized: gas, water supply, electricity and sewerage are connected to each building. The finish is delivered in a pre-finish state, allowing the owner to realize a design project to their own taste. The settlement is under construction.
Landscaping
The grounds of Tsavkisi Hills are organized on the principle of a landscape park. The project includes paved pedestrian walkways, green lawns, and the planting of ornamental shrubs and trees characteristic of Tbilisi's climate zone. At the center of the common area, a landscaped courtyard with a children's playground has been arranged. The swimming pool is integrated into the terrain and surrounded by a relaxation area with sun loungers. The territory is lit at night, fenced along the perimeter and under 24-hour video surveillance. The landscaping concept is maintained in a natural style harmonizing with the mountain landscape of Tsavkisi.
Sales
Villas in Tsavkisi Hills are sold directly by the developer. Currently, several properties at the construction stage are available for purchase. Transactions are executed in accordance with Georgian legislation. Prospective buyers have access to up-to-date information on the status of each house, its area and number of floors. Since the complex consists of individual villas, the terms of purchase — price and payment schedule — are discussed on an individual basis with the sales department. The gated community format precludes subsequent resale on the open market until the entire ensemble is completed.
Developer
The developer of the project is the company Tsavkisi Hills, sharing its name with the complex itself. The developer specializes in low-rise suburban construction in the suburbs of Tbilisi and implements projects focused on the quality of architectural solutions and the integration of buildings into the natural landscape. The company accompanies the project at all stages: from design and obtaining permits to construction and subsequent handover of keys to owners. Quality control is carried out at every stage of villa construction, which is confirmed by the steady interest in the developer's properties from buyers.
