Six situations you no longer sort out alone
The community lawyer specialises in Georgian new builds and non-resident buyers — a narrow subject an ordinary «property lawyer» gets lost in. The work runs on your deal file: the lawyer already sees the documents, the correspondence and the deadlines instead of asking you to start from the beginning.
The developer's contract
We read it before it is signed and explain to the client in plain words what it says about deadlines, floor area, finishing and penalties. The debatable clauses come back as a separate list.
Your agency agreement
A template that protects you rather than the sales department: what counts as a client you brought, when the right to a commission arises, and what happens if the deal is passed to another agent.
An unpaid commission
If the deadline in the protocol has passed, the lawyer writes a claim on behalf of the community, runs the correspondence and goes to court if it comes to that. Your own relationship with the sales department survives it.

Guarantees on the deal
A commission is a date, not «when it works out»
The most common conversation in realtor chats is about a payment promised in a month and made in six. We cannot abolish a developer like that, but we can make sure you are not facing them alone.
A protocol of terms before the first viewing
The percentage, the payment deadline, how long a client stays assigned to you, and what counts as a client you brought. Signed with the developer before you spend your time.
Assignment with a timestamp
The enquiry enters the registry with a date and a history. «He was already our client» is settled by a record, not by a manager's memory.
Control of the payment instead of reminders
The system writes to the developer on day three, on day ten and on the last day of the term. The awkward letters are sent by the community, not by you.
Guarantee fund · pilot
On projects with a high rating the community pays your commission on time and then settles with the developer itself. A pilot: three projects, a cap per deal, a committee decision.
A payment rating for developers
Every payment and every delay goes into a shared rating. Before you bring a client, you can see how this developer paid everyone else.
What we do not promise
We cannot force a developer to pay if they have decided not to: we are neither a court nor a bank. But a developer like that loses access to the community, to its agents and to its traffic, and every member learns about it the same day. The guarantee fund is still a pilot with a cap per deal: it is a cushion, not an insurance company, and we are not going to pretend those are the same thing.

The level is counted from facts, not from activity. It takes in closed deals in the registry, client reviews, promises kept to colleagues and the absence of confirmed rule breaches. It cannot be bought, cannot be sped up with advertising and does not depend on how much you pay the platform — which for now is nothing at all.

Is the lawyer really free?
On community deals and community listings — yes, with no extra charge and no subscription. We keep a lawyer not out of charity: the fewer collapsed deals and disputes with developers, the steadier the platform. Personal matters unrelated to property are outside the community lawyer's work — but they will tell you who to go to and agree a member's price for you.
Which country's law do you help with?
Georgia — that we do ourselves. On questions in the buyer's own country (tax on foreign property, moving money out, reporting) we give you contacts of lawyers we trust in Israel, the UAE, Kazakhstan and the EU, and we take part in the conversation — but we do not pass ourselves off as specialists in somebody else's law.
What if the dispute is with my client, not the developer?
First we go through the documents: the contract, the correspondence, what was promised. If you are right, we help you answer and we defend your profile against an unfair review. If you got it wrong, we say so to your face and help close the situation with the least damage. We do not buy one side of a dispute: the community works only while both realtors and buyers believe it.
Is the guarantee fund really more than words?
It is a pilot and we call it a pilot: three projects with a high payment rating, a cap per deal and a committee decision on every case. The payout rules are published in the dashboard before you take a listing. When there is enough history we will widen the list and raise the cap — or say that the mechanism did not work.
Who pays for the insurance, me or the client?
Insurance of the title, the property and the rental is bought by the client — it is their protection and always their decision. Insurance of your own professional liability you buy yourself, but at the community's group rate, which is cheaper than an individual one. Nothing is arranged automatically: it takes the client's own button and the client's confirmation.
I work in an agency. Is the support for me or for the company?
For the person. The profile, the deals, the reviews and the level belong to you and stay with you if you move to another agency. An agency can connect separately — then its manager sees an overview of the team's deals, but that does not take the reputation away from each agent.
