Kvartly does not belong to a developer and does not live off a cut of your commission. The terms β€” the percentage, the payout date, how long a client stays assigned to you β€” are fixed in writing before the first viewing. If those terms start slipping, it is the community doing the talking, not you on your own.

Four mechanisms. Not one of them asks you to hire a lawyer, start a scandal or be personally brave.

A written protocol of terms per project

For every developer it is written down: the agent's percentage, the payout period, how long a client stays assigned to you, and what counts as a client you brought. You see the document before you have put any time into the buyer.

A register of assignments

Every enquiry lands in the register with a date, a time and a history. That is your argument against any 'he was already ours'.

One voice instead of thirty separate ones

If somebody's commission gets cut, every member hears about it. After that the developer is talking not to one offended agent but to a community his sales and his shop window partly depend on.

A review inside the community

A disputed case is looked at by fellow realtors, not by a platform support desk. We publish the decision and the reasons for it internally, so nobody steps on the same rake twice.

What we do not promise

We cannot make a developer pay if he has decided not to: we are not a court and not a prosecutor. But a developer like that stops receiving our agents, our reports and our traffic β€” and the market hears about it. In Georgia that works faster than any letter of claim.

What we ask of members

A community holds together not on membership fees but on everyone in it behaving predictably. The rules are short, but people are excluded over them.

Who this is not for

If the goal is to get a list of contacts and call through it from a script, we are a poor choice. Here the lead comes to a person who is left with a name afterwards.

  3. 03Do not cut across a colleague's assignmentSomeone else's client is someone else's client, even if he wrote to you. In that case you write to the community instead of quietly working with him.
  4. 04Help your ownGoing to a property for a colleague who is in another city today is a normal thing to be asked. One day the request will be yours.

What does it cost?

For a realtor it is free: no subscription, no payment per enquiry, no cut of your commission. Developers pay β€” for placing their projects, for reports and for promotion. Which is why it is in our interest that you close deals, not that you buy leads.

Are you going to take my clients for yourselves?

We have no call centre intercepting enquiries. A contact about a listing assigned to you goes to you, and we do not write to your client behind your back. If a buyer comes to us on his own and asks for an agent, we suggest a member who fits his district and specialisation β€” and the register shows where he came from.

What actually happens if the developer does not pay?

First the documents: the protocol of terms and the record of the assignment are already on our side, so you do not have to prove anything from memory. Then we do the talking, on behalf of the community. If no agreement is reached, the developer loses our agents, our reports and his place on the shop window, and members get a write-up of the case. We will not promise to recover the money through a court β€” that is not what we do.

Do I need a licence or experience?

Georgia does not require a realtor's licence, so we look at other things: your documents, the deals you have actually closed, how you talk to a client and what you answer to awkward questions. Sometimes we say no β€” usually because of promises an agent cannot keep.

What if I have an agency, not just myself?

We take you on as a team: assignments sit with the agency, and every agent still has a profile β€” reputation stays with people. How enquiries are shared out inside is up to you.

I am not in Georgia. Is that possible?

Yes, if you work with Georgian new builds. A viewing at the property and the meeting at the House of Justice can be covered by the community or by our own team β€” with your assignment and your commission untouched.
